The Garrison Housing Office emphasizes the importance of an upcoming inspection of family housing on Army installations.
“The importance of this inspection is it shows the true health of the homes because it will be reported back to Congress by a third-party inspection team for future planning,” Bob Lovett, housing management specialist, said. “So, we ask that 100% of on-post residents use the QR code to schedule your appointments. The QR code will be issued before the inspection.”
Congress has mandated that 100% of all family housing on Army installations will be inspected by an independent, third-party contractor retained by the Department of the Army. The contract lead, RER Solutions and Jones Lang Lasalle, have no connection to the private company who manages the housing.
The inspections will begin July 30 and consist of a visual survey of the property exterior, HVAC, plumbing, electrical and elements that are easily visible and readily accessible. No furniture or appliances will be moved. The inspectors will be inside your home for approximately one hour.
They will also spend additional time inspecting aspects of the exterior of the home such as drainage, landscaping, etc. The inspection time is an approximation and may run beyond the allotted time to achieve the goal of a comprehensive and quality review. The inspection team will notify the Garrison housing staff immediately of any required repairs that are necessary to correct life, health and safety concerns. The inspector will be clearly identified as an Army Housing Inspection Team member and will, if you request, wear a mask and shoe covers for the inspection. This inspection will require an adult in your household, over age 18, to be home and allow full access to the house during the scheduled inspection time period.
RER/JLL implemented a web-based self-scheduling tool which will allow tenants to schedule or reschedule their inspection at their greatest convenience in addition to shortening time waiting for an assessor as inspections are scheduled in two-hour blocks. The self-scheduling tool link will be opened 3-4 weeks prior to the inspection start date and will be sent to all residents and posted to the housing social media site. In addition, the installation housing office will place door hanger notification tags on every home that will provide a QR code that can be scanned to begin the scheduling process.
The Army fully understands the inconvenience these inspections may cause but the benefits gained, by both current and future residents, from an independent assessment of our entire housing inventory cannot be overstated. The Garrison commander and housing office will receive daily updates on home inspections schedule and completed, and the Army is committed to complete an inspection of every home on the installation, without exception.
