ANSBACH, Germany – U.S. Army Garrison Ansbach residents will undergo mandatory, third-party housing inspections of all Army Family Housing from Jan. 22-30, 2026, as part of a Congressional mandate to ensure safe and healthy living conditions on military installations.

The inspections are the result of the FY20 and FY21 National Defense Authorization Act and aim to bring in a third-party to offer an unbiased evaluation of the condition of military housing.

"These inspections cover the entire U.S. Army and are intended to improve our quality of life on Army installations around the world," said Master Sgt. Donald S. Robertson, the USAG Ansbach Housing NCOIC who is facilitating efforts here.

Participating in the inspections is mandatory and residents should anticipate inspectors checking every room. Pets must be secured, as inspectors must enter all spaces in the house. Inspectors will test fire alarms, which may disturb sleeping infants or noise-sensitive animals.

While inspectors will take photos, the evaluation is not about cleanliness or lifestyle. Inspectors are to ensure that no personal information is included in the photos.

WHO IS REQUIRED TO PARTICIPATE?

All Army Family Housing residents at U.S. Army Garrison Ansbach must take part in this Congressionally mandated, third-party housing inspection from Jan. 22–30, 2026. Inspections may be scheduled now through Jan. 15, 2026 in less than 90 seconds.

WHY ARE INSPECTIONS BEING PERFORMED?

As part of the FY20 and FY21 National Defense Authorization Act (NDAA), Congress mandated that the Army to inspect 100% of its family housing with independent contractors. This review ensures accurate, unbiased assessments of housing conditions and helps the Army address issues quickly and plan long-term improvements. The Garrison Commander and Housing Office will receive daily updates as homes are inspected.

WHAT SHOULD I EXPECT DURING THE INSPECTION?

The Department of the Army has hired independent, certified, experienced home inspectors to assess every Army home. The goal is to ensure all housing is safe, healthy and fully habitable. Inspectors will complete a thorough inspection and assessment of the full exterior and interior of each home, collect data on the condition and any environmental, health or safety deficiencies. All findings will be reported to the Army.

This includes the inspection of:

  • Roofs, gutters and downspouts
  • House facade and exterior windows
  • Foundations, walkways, driveways and steps
  • Landscaping, drainage and site grading
  • HVAC, plumbing and electrical systems
  • Smoke detectors (all will be activated for testing without exception)

An adult resident (18 or older) must be home during the inspection and must allow full access to the house.

Inspectors will be clearly identified as part of the Army Housing Inspection Team. Upon request, they will wear masks and shoe covers. Inspections are visual only. Inspectors will not move furniture or appliances. They will take photos of the exterior and interior of homes to document their condition, but will avoid photographing residents, personal photos or pets.

Most inspections will take about an hour, though some may last up to two hours to ensure a full and accurate assessment. If inspectors find any immediate life, health or safety concerns, they will notify the Housing Office right away.

HOW DO I PREPARE FOR THE INSPECTION?

The first step is scheduling your inspection in the Housing Inspection Scheduler. It takes less than two minutes to choose a time and date that works best for you. On the day of the inspection, an adult resident (18 or older) should be at the home and ready to begin at the start time to help inspectors stay on schedule. Please attend to your pets during the inspection and ensure inspectors have access to all interior spaces, including the garage.

WHAT IF I HAVE QUESTIONS OR CANNOT BE AT THE INSPECTION?

The Army has the legal right to enter any residence on the installation for any legal purpose. This right extends to Army contractors and Army personnel acting as escorts who are tasked to enter and inspect housing. Inspection of all Army Family Housing ensures accurate, unbiased assessments of housing conditions and helps the Army address issues quickly and plan long-term improvements.
