FORT KNOX, Ky. — Big changes are coming to the Prichard Place neighborhood as part of a five-year development plan created in 2020, according to Knox Hills officials.
The 2020 community development plan outlines proactive updates to over 600 homes within the Knox Hills footprint, including renovations to Prichard Place and Chestnut Glenn.
“We've touched on multiple areas during the project [outside of home renovations],” said Katie Huff, project director for Knox Hills. “We've added [new] HVAC systems, we've done [maintenance on] water heaters; we've also completed several road and sidewalk, and roofing and plumbing [improvements].”
While 457 Chestnut Glenn homes have and will continue to benefit from interior renovations, the most extensive updates are being made to Prichard Place.
According to Huff, Prichard Place was built in the 1990s and has not received any significant improvements since, making the neighborhood a prime candidate for a refresh.
“While we were doing the everyday maintenance and change of occupancy maintenance, they had not had any significant types of renovations,” she said.
Prichard Place will receive the same type of interior and exterior cosmetic upgrades as Chestnut Glenn, but that is not all that is in store for the neighborhood.
“We really work to listen to our residents when it comes to the needs of the installation and housing,” said Huff. “Analysis of survey feedback and the demographic evolution of Fort Knox showed that there was a need for more 4-bedroom housing, and Prichard place gave us the opportunity to do that.”
Prichard Place is made up of 140 homes, 90 of which were already four-bedroom configurations. While all homes in the neighborhood will be renovated with upgraded cosmetic features – 23 of which are already completed – the remaining 50 three-bedroom homes will have a 4th bedroom added.
“We're going to be repositioning some bedrooms [and] the kitchen, [and] we’re going to make things a little bit bigger; space things out and add storage,” said Huff.
These shifts and the additional bedroom will add about 900 square feet to the existing 1,200 square foot homes.
Knox Hills will also be making play more accessible for the children who live there.
“It’s not just going to be homes in the Prichard Place area, we're also going to add another all-inclusive playground,” said Huff.
Of the three existing playgrounds in the Prichard Place neighborhood, two will be combined to make the installations second all-inclusive playground – this will put one at each end of the installation.
The project, which began in the spring, is projected to be completed by the end of the 2025 calendar year.
